Fifteen minutes of your time here saves a wasted trip and gets you a sharper number. Here is exactly what helps and why.
What to Send
Send what you have. Nothing on this list is required, and every piece of it makes the proposal you get back more accurate.
Photos of the space
Wide shots from every corner of the yard, plus the view from your back door and any spot that worries you. More is better. Phone photos are fine.
Rough measurements
Pace it off or use a tape. Length and width of the area you want built on, and roughly how far it sits from the house. Close is good enough, we verify on site.
Slope, drainage, and access
Tell us if the yard falls off, holds water after a rain, or if the only way in is through a narrow gate. These three things move a price more than anything else.
Property survey or plat
If you have one from closing, send it. It saves us guessing at setbacks and easements.
HOA or ARC requirements
Any architectural review packet, covenant page, or approval form your neighborhood requires.
Any quotes you already have
We are after the dimensions and scope, not the pricing. Black out every number before you send it if you want to, that is completely fine with us.
It Is Not Busywork
East Tennessee yards hide things. Clay, rock, a grade that does not read on a photo, a gate too narrow for a skid steer. When we see your site before we stand in it, the $200 on-site consultation stops being a discovery trip and turns into a design session. You get a real plan on the first visit instead of the third.
Credited in full toward your project. And if what you send tells us we are not the right builder for this project, we will say so before anybody spends anything.
