Rarity Bay sits on a Tellico Lake peninsula where the ground is classic East Tennessee: red clay over limestone and shale, with rock close enough to the surface that pool excavation and footings have to be planned, not assumed. Many of the estate lots fall toward the water, so retaining walls, terraced patios, and careful pool placement do the real work of turning a slope into usable living space. Shoreline and dock work runs through TVA, and the community's ACC reviews plans to hold the French-Country look, so submittals matter. Most of the peninsula is in Monroe County, with some lots crossing into Loudon, and we pull the right county permits either way. One local project manager runs your job start to finish, on the ground and reachable.
