For most East Tennessee homeowners with a structurally sound pool, renovation is the clear winner. A renovation typically costs a fraction of a new pool while delivering most of the visual and functional upgrade. A full rebuild only makes sense when the shell itself is failing, the pool is badly misplaced or sized for the yard, or you want a fundamentally different design that the existing structure cannot support.

The Cost Gap Is Large

A new in-ground pool in our area runs roughly $70,000 to $350,000+ (see the complete guide to building a pool). A pool renovation, even a comprehensive one with new surface, tile, coping, equipment, and decking, commonly lands in the $25,000 to $80,000+ range. If your shell is solid, you are often paying far less to get a pool that looks and performs like new.

When Renovation Wins

  • The concrete or fiberglass shell is structurally sound.
  • The pool is the right size and in the right spot for your yard.
  • Your complaints are about the surface, tile, coping, equipment, deck, or dated looks, all of which a renovation fixes.
  • You want to add features (tanning ledge, spa, lighting, automation) to a good pool.

When a New Pool Is Worth It

  • The shell is cracked, leaking structurally, or beyond repair.
  • The pool is poorly sized or placed, too small, too deep, or in the wrong part of the yard.
  • You want a completely different design (a vanishing edge, a dramatic reshape) the existing structure cannot become.
